Cheaper to Buy Short Sales than REOs...the beat goes on...

Excellent article on Short Sales

Some months ago, I had a long conversation with a real estate investor about short sale properties vs. REO properties.  He said he didn't think there was much in the way of savings derived from buying homes through short sales anymore.  Instead, he said it probably made more sense for him to buy foreclosed homes and wait patiently to buy them through lenders' REO Agents.

I thought that was it.  I thought he had made up his mind on the subject and was just trying to politely tell me that he would no longer be needing my services, but then he added, "So what do you think about this?  Do you think I should start buying my investment properties as REO's?"

With me being a Short Sales Specialist, I'm probably a bit biased on the advantages of buying short sale properties vs. REO's, but, in any event, here's what I basically told him.

There are both advantages and disadvantages to buying short sale properties.  The major disadvantage of buying a short sale property is that there may be undisclosed liens or problems with the title.  When you buy a preforeclosed property; you're buying it as is.  There is always a risk that the distressed seller may have acquired liens (e.g. unpaid hospital bills or unpaid contractors' bills for home repairs) while they owned the property.

Another downside to buying short sales is that they frequently take a long time to get approved and to close.  Most short sales take on average 3 to 6 months to close, and if you don't have the patience of a saint, you're probably going to lose interest in buying the property before too long.Waste Basket of Money

However, just like there are risks involved in buying short sale properties there are also benefits.  One of the biggest and most important benefits is the fact that short sale properties are usually cheaper to acquire than REOs.  If you wait for the property to be foreclosed on and placed on the lender's REO list, then you're going to usually pay more to own the property. 

The reason for this is the fact that by time the lender legally takes the property back he has already incurred an excessive string of additional fees, e.g. property taxes, HOA dues, hazard insurance premiums, mortgage insurance premiums, lost interest, attorney fees, property maintenance costs, real estate commission, etc. 

Naturally, the mortgage company plans to recoup these fees, and to help accomplish this goal, the lender subsequently raises the sale price of the REO property.  Depending on whether you're buying foreclosed property in a state that practices non-judicial foreclosures or judicial foreclosures, you could unknowingly end up paying an extra $10,000 on up to help reimburse the lender for these expenses.

I've got to SHARE the Best Online Shopping Tool ~ EVER!!!

Online Shoping ReviewsI had an eye-opening experience recently while shopping online for a new DSLR camera.  It cost $725 in Circuit City....but I found it for $349 online.  Except they said they were out of stock.  Next company...DO NOT SHOP THERE was 86th St. Photo and video...their price $409.  But when I refused their offer for warranty and other stuff, they were suddenly out of stock, this was after the order had been placed online with no mention of being out of stock. 

This started a serious look at Online Retailers.

Reseller Ratings has ratings on over 17,000 stores with more than 300,000 reviews
by people like you and me who want the good deal but want to avoid the bad stores.  I was quite surprised at some of the ratings.  You can type in the store or go through the alphabetized section.  The site is as easy to navigate as typing in the product you're looking for.  The search brings up all stores with pricing and reviews.  Trust me I will never shop online again without researching the store on this website.  Save yourself from a headache....check there first.

Reclaimed Water Creates WILD-LIFE Habitat - Orlando Wetlands

Located about 19 miles west of Titusville FL, lies a little known wild-life retreat in the rural
town of CHRISTMAS, FL...yes, the town is called Christmas.  Each year many people take
their Christmas cards to be posted from there just for the post-mark...but I digress! 

The Orlando Wetlands Park is the product of an undertaking by Orlando's wastewater
treatment system...imagine taking something as distasteful as sewage and turning it
into something amazingly beautiful and bountiful.  Each and every day some 16 million
gallons of highly treated reclaimed water is pumped into this 1,650 acre man-made wetlands. 
There is no entry fee and the property has over 20 miles of roads and trails.  You can ride
your bicycle on some trails and that comes in handy for carrying your camera equipment,
lunch or whatever else you might need for a great, relaxing day filled with photo-ops!

Within the park are some 220 species of birds, 200,000 trees, 2.3 million aquatic plants. 
You'll find hardwoods, cypress swamps, deep marsh, wet prairie and a lake within one of
the 17 cells in this 3 district wetland community.  Keeping in mind that this is TOTALLY
man-made is nothing short of astounding!!!

The park closes each year from  Nov 15th through Jan 31.  The original landowners were
given exclusive rights to the property until 2038.

It doesn't get much better than hearing AND seeing Elvis Presley and Martina McBride singing a duet at Christmas.  Martina was digitally dropped into this track in 2008. 

It's fun to see the girls around the stage and the clothes and hairdos worn in that genre.  The URL will open in Windows Media Player, I chose it over YouTube for better quality; I want my ELVIS as big as life, I love that man :-)
